Haskell RV Ranch was shaped by founder Travis Ryan’s 20 years of travel during his U.S. Navy career and the many RV parks he experienced along the way. Every lot, amenity, and policy reflects what long-term residents actually need: room to settle in, dependable full RV hookups, and fair, firm, empathetic management.
Our commitment is simple: provide an inviting place to call home and keep improving it responsibly.
Requesting a lot begins an application. Submitting the form does not reserve a lot. No lot is held or confirmed until management approves the RV and applicant in writing and the full required park payment has cleared.
Fair-chance policy: A felony or other past mistake does not automatically disqualify you. Haskell RV Ranch believes people deserve a fair chance. Only violent-crime or sexual-offense history is disqualifying.
Long-term rent is $525 per month. Wi-Fi, city water, city sewer, and trash service are included. There is no security deposit or separate Wi-Fi charge. Park payments are non-refundable except when required by law, and unpaid lots are not held.
What residents can expect:
- Full RV hookups with 30/50-amp electric, city water, and city sewer
- Trash service and Wi-Fi included
- Onsite laundromat open daily from 7 a.m. to 10 p.m.
- 24-hour property surveillance and a full-time, armed, CLEET-certified resident courtesy officer
- Space for up to two vehicles per lot
Long-term residents pay rent in advance, respect their neighbors, and follow ranch rules. A heated drinking-water hose is required from Thanksgiving through Easter, and residents must use a properly rated surge protector.

Haskell RV Ranch offers spacious 30-by-70-foot lots and an onsite laundromat open daily from 7 a.m. to 10 p.m. Founder Travis Ryan, a U.S. Navy veteran, spent more than 20 years traveling and staying in RV parks. He built the ranch around what matters most: room to settle in, dependable full RV hookups, and fair, firm management.
Everyday convenience
The ranch is within walking distance of groceries, fuel, Sonic, a smoke shop, and local restaurants. Haskell Lake is about 3 miles away, and the Arkansas River is about 7 miles away. Coweta, Bixby, Tulsa, Broken Arrow, Taft, Porter, Muskogee, Boynton, Council Hill, and Morris are within the broader area.
Pets are welcome with approval
Dogs must be current on rabies vaccination, registered with management, and approved before arrival. Aggressive animals are not allowed. Dogs must remain leashed outside the RV, and residents must clean up after them.
RV standards
There is no blanket RV age limit, but every RV must be roadworthy, well maintained, and presentable. Tarps on roofs, taped windows, and other unresolved exterior damage are not accepted.

Electricity
30/50-Amp Service
Each lot provides 30/50-amp electrical service with multiple layers of breaker protection between the pedestal and the main transformer. Residents must use a properly rated surge protector.
City Water
City water helps reduce mineral buildup compared with many well systems. The ranch uses a 2-inch main water line reduced to 3/4-inch PEX at each lot for dependable volume and pressure. Residents must use a pressure regulator and an approved drinking-water hose.
City Sewer
Each full-hookup lot connects to an oversized sewer system built around a 6-inch park main that flows into an existing 8-inch city main. Keep all connections sealed and supported to protect sanitation and help prevent backups.
High-speed WiFi
High-speed Starlink Wi-Fi is included with rent at no separate charge. Service speeds and availability may vary.
