Haskell RV Ranch Rules and Regulations
Purpose. These rules protect resident peace, safety, sanitation, property and fair access to Ranch services. They apply to residents, household members and guests in a fair and consistent manner. The Rental Agreement controls notice, cure and termination procedures.
- Posted directions. Obey lawful posted signs and management safety directions.
- Speed. The maximum park speed is 10 mph. Drive slowly enough for pedestrians, children, animals, RVs and road conditions.
- Quiet hours. Quiet hours are 10 p.m. to 7 a.m. Keep voices, music, generators, vehicles, animals and other activity from disturbing neighboring residents at all times.
- Respect and peaceful conduct. Harassment, intimidation, stalking, fighting, credible threats, violence, sexual misconduct, unlawful brandishing or discharge of weapons, or conduct that materially interferes with another resident’s peaceful enjoyment is prohibited.
- Criminal and dangerous activity. Criminal activity that threatens health, safety, peaceful enjoyment or Ranch property, and drug-related criminal activity on or near the premises, is prohibited. Conduct causing or threatening imminent and irremediable harm may result in immediate law-enforcement referral and lawful termination proceedings.
- Law enforcement. Emergency or enforcement matters may be referred to Muscogee Nation Lighthorse Police, the Muskogee County Sheriff, Oklahoma Highway Patrol, or another agency having lawful jurisdiction. Nothing in these rules restricts anyone’s right to request emergency or law-enforcement assistance.
- Assigned lot only. Occupy and park only on the lot assigned by management. Do not cross, drive through, use, store property on or encroach upon another resident’s lot or an unassigned lot.
- Vehicles. No more than two approved passenger vehicles may be kept at a lot unless management gives written approval. Additional vehicles and trailers must use an approved area and may require a posted permit. Unauthorized or unlawfully parked vehicles may be removed only through lawful towing procedures.
- Repairs and washing. Do not operate a repair business or conduct major vehicle or RV repair on the premises. Washing an RV or vehicle requires advance management approval and payment of any posted water-use charge.
- Clean and sanitary lots. Keep the lot, RV exterior and surrounding area clean, sanitary, uncluttered and free of food scraps, garbage, cigarette butts, pests and fire hazards. No outdoor or under-RV storage, tarps or unapproved structures are allowed.
- Trash. Place all trash and waste in designated containers. No dumping, littering, burning of trash or leaving waste outside.
- Leaks and sewer connections. Water, gray-water, sewage, fuel, oil and other leaks are prohibited. Sewer hoses and fittings must be sealed and kept in good condition. Report and stop leaks immediately. Resident is responsible for actual, reasonable water loss or damage caused by resident neglect after notice and documentation.
- Water equipment. Use a water-pressure regulator at the Ranch faucet. Use a heated drinking-water hose in good working order from Thanksgiving through Easter. Turn off water to the RV when away for more than 24 hours, unless management approves another safe arrangement.
- Electrical equipment. Do not alter utilities or connect unsafe or unapproved equipment. Deep freezers, outdoor refrigerators and window/external AC or heater units require advance approval and payment of the posted electrical fee. Residents must use a suitable personal surge protector.
- Fire safety. Ground fires are prohibited. Outdoor fires are permitted only in a stable, purpose-built fire ring approved by management and when weather and burn restrictions allow. Grills and cooking appliances must be used outdoors on stable, noncombustible surfaces at a safe distance from RVs and property. Never leave flame or hot coals unattended.
- Awnings and canopies. Close and secure awnings and canopies whenever the RV is unattended or severe weather threatens.
- RV support. RVs must be safely leveled and supported with proper equipment. Skirting or exterior modifications require advance management approval.
- Mowing and maintenance. Move vehicles, hoses, decorations and other objects when notified that mowing or maintenance will occur. Report any claimed damage promptly and preserve photos or other evidence.
- Animals. Keep animals leashed and under control outside the RV, promptly remove waste, and do not leave an animal outside unattended. Provide legally required vaccination records. Pens, fences and kennels require written approval.
- Assistance animals. Assistance animals are not pets. Reasonable-accommodation requests will be evaluated under applicable law. Management may request reliable supporting information when the disability or disability-related need is not readily apparent, as allowed by law.
- Children and supervision. Residents are responsible for the safety and conduct of minors in their household or care. Supervision must be reasonable for the child’s age, ability, location and activity. Children may not create a traffic, fire, property or safety hazard.
- Guests. Residents are responsible for guests and must ensure guests follow these rules. Unapproved extended occupancy is prohibited.
- Laundry room. The onsite laundromat is open to residents and the public during posted hours. Follow posted equipment, cleanliness and conduct rules.
- Hazards and defects. Promptly report unsafe conditions, damaged utilities, suspected criminal activity and other defects to management. For emergencies, contact the appropriate emergency service first.
- Enforcement. Curable violations receive the notice and opportunity to cure required by applicable law. Repeated, material or uncorrected violations may result in termination. Imminent harm and qualifying criminal activity may support immediate lawful termination or court action. Management will document the conduct and use lawful notice and judicial procedures; there will be no unlawful lockout or self-help eviction.
Effective August 24, 2026. Residents will receive notice of these rules. A later rule that substantially changes an existing resident’s bargain will require written consent when applicable law requires it.
